    Villanova Law Student Seeking March 2017 Housing 

    My fiance and I are are presently living in an apartment in Ardmore. We are getting married this September and want to find a new place as soon as our current lease is up. Our current lease ends March 15th, so we have been thinking about possibly extending our lease until the upcoming spring/summer so that we have more options when starting a new lease (although we would prefer to move in March).

    We are looking for:

    • $1200-$1300 per month (utilities are factored into that number whether included in rent or paid by us)
    • 2 bedroom is preferred, but 1 bedroom with an office would also work
    • Somewhere on the Main Line (I am a Villanova Law student, my fiance is a teacher)
    • A place that allows for large dogs. We do not have a dog presently, but very much want to adopt a dog after we move out of our current place that does not allow for pets. We are not interested in a puppy, but an adult dog, 1-3 years old. We plan on adopting a dog from a reputable rescue (German Shepherd, Labrador Retriever, or a similar working-dog breed) and are experienced handlers — I was a volunteer GSD service dog trainer in college. We are more than happy to incorporate a detailed pet agreement into our lease!
    • We are interested in a place that we can call home for the long-term as we plan on staying in this area even after I graduate from law school (two year lease or longer). We are a clean, respectful, and quiet couple who love to cook, read, and go hiking/camping.

    I am posting this early so that we can get a better sense of whether or not we should reach out to our landlord in regards to extending our lease.

    Fully furnished room in pleasant, older Main Line home on a quiet street, off Spring Mill Road. We are 10 to15 minutes’ walk from Villanova University and SEPTA. The $525 rent includes EVERYTHING:  utilities; wireless internet; a landline phone, if needed; and carport or safe on-street parking. The kitchen (including washer/dryer) is available 24/7. The house has nice views, three large lawns, and a garden to enjoy or to plant.

    Our home is split level, so entrance to the room is semi-private. The room has a bed and bedding, a bureau, chair, lamps, big desk and two large windows with pleasant view. If desired, we can also provide a carpet, curtains, extra chair or lamp, art work, etc.

    Three tenants share the 2nd floor, with good bathroom and shower. (A second bathroom and shower are available but rarely needed, as tenants’ hours usually vary.)

    The neighborhood and our house are always quiet — not for party people!  Foreign students are very welcome; our family and our home are international. Usually, all three tenants are graduate students or young-adult professionals. Landlord and landlady are very nice professors. Everyone here has busy lives, and we will not intrude on yours.

    We strongly prefer tenants who will stay at least one semester (preferably longer). We do not ask for a security deposit or a lease, but we do require at least three weeks’ notice when a tenant moves out.

    The tenants’ floor is non-smoking.  Smoking is permitted in the carport or anywhere outdoors.

    Unit is available in the August 8th; it is currently tenant occupied through end of July:

    This unit is conveniently located in Rosemont on Lancaster Avenue in the Radnor House Condominium Building. In addition to having a pool, it’s a short walk to an amazing grocery store (Mom’s) and trains – septa regional (R5) and 100 line. The R5 puts you within easy reach of many stops such as Paoli, Wayne, Ardmore, and Philadelphia. You are also a short walk from Villanova’s campus and the town of Bryn Mawr, which has many restaurants/bars, shops and a movie theatre.

    The renovated kitchen has white-granite countertops, glass tile backsplash, a dishwasher, built in microwave, a fridge and a new oven range (the old oven range is pictured).

    The unit comes fully furnished (some furniture differs from what is pictured , i.e. couches are different) The bedroom features a new closet with built in drawers, so a dresser is not needed, although there is ample space for one.

    The view is excellent. The unit is on the 8th floor and on the top of a hill of its 22 acre property.
    This unit faces the pool side of the building. The pool is a great perk of this building. There are also tables and several grills.
    If you often travel to Philadelphia, the septa express trains reach Center City quickly. Also, the Friday and Saturday Septa schedule include late night trains.
    There is plenty of parking in the building’s lot, and the apartment is located close to 476, which connects to 76 in a short amount of time, or 95.

    Sorry, undergraduate students are not permitted to rent in this building, however graduate students are permitted.
    Please note that when signing the lease I will require a security deposit (equal to one months rent), in addition to the first month’s rent and the last month’s rent. Only one year lease minimum are permitted in this association.

    Application will include a credit check, pay stubs verification, and previous references from prior landlord.

    -The apartment is also fully furnished , however furniture will not be exactly what are pictured (couches are different).
    -the unit is on the 8th floor, however the building is within earshot of the 100 line septa shuttle train. Since it is on the 8th floor and there are trees and a considerable distance between the building and the tracks, it is not loud. That being said, it is something you may notice when you live here but not a nuisance (in my opinion). The feedback I have received is that it’s an atmosphere conducive to studying.
    -Utilities are ~$90-$120 a month. Please note that the building utilities are generally split up to cover common elements, and are averaged across units. In other words, for example,you will still have a utility bill if you turn off all electricity for a month within the unit.
    -Coin laundry located in basement of the building.

    Room for rent in Haverford, PA.

It consists of a living area with a full size futon (normally set up as a couch), a mini-fridge, a microwave, a small TV, a desk with chair, and a small credenza on which the microwave and TV sit. There is a private bathroom with sink, commode, shower, and heated floor. There is a bedroom with a bed (twin size), dresser, chair, and table/desk. Lastly, there is a good sized closet with plenty of hanger space as well as shelves. The area does not have private entrance; however, only the tenant will use that floor.


    Essentially everything is include in the rent except cable TV: all utilities, internet, there is once every 2-weeks maid service to clean the the bathroom, use of the washer and dryer in the basement, and light usage of the kitchen. Note: We only have VERY basic cable TV service, essentially the channels that are available over the air and a few other; maybe 15 total channels. If the tenant wants more cable service, that will be on them. Note: we do have very good cable INTERNET service.


    Our home is literally a 3-minute walk from the Haverford R5 train station. The trip on the train is 6 minutes from VU to the Haverford station. Also within a 3-minute walk is a bagel shop, a coffee shop, a frozen yogurt shop among other stores such as 2 dry cleaners, a hair stylist, a nail salon, 2 yoga studios, a restaurant (White Dog Cafe), a post office, and others.  Street parking.


    We  rent monthly ($615/mo) with a minimum 1-semester contract and 1-month security deposit.
    No smoking, no pets (we have two cats).
